In 1989, a group of well established environmental and construction professionals was compiled to address the needs of the Resolution Trust Corporation (RTC). As a part of this association, our group performed due diligence environmental and property condition assessments on default or “bad bank” properties. Most of our archive includes commercial and multi-family properties located on the west coast (including Hawaii and Alaska). Our extensive archive provides a great resource for meeting and often exceeding reporting timelines.
Created in 2005, ERCdiligence.com is a compilation of in-house and contract professionals that have been working together, for the most part, since 1989. We have enhanced our list of approved professional associates to address the stringent scope and short timelines associated with default servicing. Our core business as an environmental and construction consulting firm has adjusted with the needs of the real estate industry and we now have professional associates in varied disciplines that are engaged, as needed, for real estate servicing throughout the United States, including Hawaii and Alaska.
All associates and employees are screened, pass a background check and provide proof of certification, registration of licensing for their expertise in their respective coverage areas. This practice has been implemented to comply with Federal guidelines for servicing of REO/ORE properties.
Keep in Mind: Nothing can kill a deal faster or make a lender flinch quicker than the mention of environmental concerns. The basis for that reaction comes from the Comprehensive Environmental Response, Compensation, and Liability Act. In graduate school, environmental science students are told to remember one thing about CERCLA as it relates to real estate: If you buy it, you own it. That means if an environmental problem exists, in all likelihood the purchaser is the new owner of the liability.
Over 20-years of accurate and timely reporting is not as much about celebrating past accomplishments as it is about looking forward to the possibilities that lie ahead.
