From the President

Created in 2005, ERCdiligence.com is a compilation of professionals that I have been working with, for the most part, since the mid-1980s.  By 1989, an associate group of well established professionals was formed to address the needs of the Resolution Trust Corporation (RTC) in bringing failed commercial loans to marketability.  As a part of this association, we performed the environmental assessment scope of due diligence on default or “bad bank” properties located on the West Coast (including Hawaii and Alaska). 

Our core business as an environmental consulting firm has changed with the needs of the commercial mortgage industry and we now have professional associates in varied disciplines that are engaged as needed for each transaction.  In addition, we have associates throughout all 50-States. 

All associates and employees are screened, verified as United States Citizens, pass a background check and provide proof of Certification, Registration of Licensing in their respective discipline.  This practice has been implemented to comply with the Federal Deposit Insurance Company (FDIC) guidelines.

Keep in Mind:  Nothing can kill a deal faster or make a lender flinch quicker than the mention of environmental concerns. The basis for that reaction comes from the Comprehensive Environmental Response, Compensation, and Liability Act. In graduate school, environmental science students are told to remember one thing about CERCLA as it relates to real estate: If you buy it, you own it. That means if an environmental problem exists, in all likelihood the purchaser is the new owner of the liability.

Almost 25-years of accurate and timely reporting on environmental conditions is not as much about celebrating past accomplishments as it is about looking forward to the possibilities that lie ahead.  We look forward to the possibility of working with future and existing clienys  in providing cost effective, accurate reporting that limits future liability and provides the information necessary to move the process forward in a timely manner.
